CSRD Board Gives Zoning a Second Reading
The CSRD Board gave 2nd reading to the rezoning for the Scotch Creek Developments site today. The next steps will be a review by the Advisory Planning Committee followed by a Public Hearing.

Updates to Developments
Based on feedback from open houses and the direction of the Scotch Creek OCP, two of the developments have revised their plans. The new plans call for more mixed housing and some commercial space.

Open House Results Available
Public Open Houses were held on April 21 and May 22 in Scotch Creek. Both were well attended and while there was a lot of discussion about the proposed developments, most people were focused on the community water and sewer systems....

Scotch-Creek.com is a website set up to provide the population of the North Shuswap with information and feedback opportunities for four developments that are envisioned for Scotch Creek. These projects are:

Doubletree Development
Imai Road Development
Scotch Creek Development
Trail Blazer RV Development

The developments have been brought together in order to proceed along with the creation of the Scotch Creek Official Community Plan. By working together, areas of mutual interest for the developers and Scotch Creek community, can be realized more efficiently, more quickly and with a mind to an overall plan for the community.

Short term benefits of this process will be mainly in coordinated infrastructure construction: Water System, Sewer System, and Trails & Pathways through the community following the water and sewer lines.

Long term benefits include expanded housing choices for new and existing residents, affordable housing alternatives, possible seniors housing options and new areas for community interaction. As the Scotch Creek OCP proceeds these different possibilities will be discussed and included.
 
 
Doubletree Development
Doubletree sits at the north end of Imai Road. The land is generally flat,raising towards the north with the typical Scotch Creek silty sandy earth. The development plan is for 66 lots in a bareland strata. Access is from the top of Imai/west end of Butters road.

The development is proposed to be built in a pleasing cul-de-sac design with numerous pie-shaped lots and lots backing onto green space. The central park/green space is planned to house the main wells for the proposed water system.
 
Imai Road Development
This development is situated on the west side of Imai road just north of Squilax-Anglemont Road. The land is flat and the proposed development will house up to 28 smaller lots in a bareland strata ownership situation. Access will be off Imai road for some of the lots and others will be accessed by a new road built within the development.
 
Scotch Creek Development
This north/south oriented development is the largest of the proposed with total land area of just over 40 acres. The proposal is for up to 160 fee simple single family residential lots. The non-grid design of this development presents many opportunities for pie shaped lots and green spaces between yards. Access is from Wharf Road on the east of the development and Zinck Road on the South. Lake access is also accomplished through an access from the south end of the development.
 
Trail Blazer RV Development
The original application was for +/- 214 units on 18.853 acres. The new proposal suggests approx +/- 7000 sq ft of commercial CRU space plus 128 units ( apartments and Hotel type suites) on the northern portion of the site and approx. 65 residential units on the balance of the site along with integrated walkways and paths and utility corridors. The new plan is shown on the right.

Why now? Why with the OCP?
The four rezoning applications have been kept on hold until the Area F OCP was complete. At that time revisions were made to conform to the details of Scotch Creek as the Primary Settlement Area for Area F. The CSRD has taken them to first reading only.

The proposals will be modified and adjusted as the Scotch Creek OCP process continues and public input is gathered. Our zoning process is subordinate to the community planning process and will proceed along with the Scotch Creek planning process.
